If you are a renter and receive your HOA fee in the mail, please email the board with the homeowner forwarding address.

Property Improvements

Property improvement such as, but not limited to, additions, fencing, swimming pools, and outdoor structures may require HOA approval and/or a city permit. You may find information about city ordinances and permits here. 

Subdivision Street Maintenance 

Streets and roundabouts in the sub-division are maintained by the City of Beavercreek. This includes snow removal and / or damage such as potholes. For any concerns or inquiries, please contact the City’s Public Service Division at https://beavercreekohio.gov/287/Public-Service or 937-427-5540.

The Hunters Ridge HOA does not regulate public streets or public safety concerns such as:

  • Speeding and traffic issues
  • On-street parking
  • Noise violations
  • Trespass. 

For these and other similar concerns, we urge residents to reach out to the Beavercreek Police via the non-emergency line ((937) 426-1225) to report these items. 

Hunters Ridge FAQs

  • Are swimming pools allowed in Hunters Ridge? Hunters Ridge only allows in-ground pools in our subdivision; above ground pools are prohibited. Pool permits for the allowed in-ground pools can be obtained from the city here. Please review the note on fencing, below.
  • What fencing is allowed in Hunters Ridge? Hunters Ridge HOA’s restrictions do not allow fencing above 42″ to 48” in height, unless a pool is installed on the property. Properties with pools must comply with applicable governmental restrictions and requirements. The HOA rules and restrictions do not allow chain link fencing under any circumstances.   • What are the requirements for sheds in Hunters Ridge? Our neighborhood consists of 13 separate Sections; each Section has its own Covenants, found here. Item 7 of the Covenants for Sections 4 through 13 (all Hunters Ridge Sections except for the first three Sections) requires developer (which should be read as “HOA Board”) consent for any storage shed prior to a homeowner constructing it on his or her property. Aspects that the Board (which consists of 3 voting members – President, Secretary, and Treasurer) considers when making an approve/disapprove decision are:
    • Size and location of the shed
    • Color of the shed
      • Sheds should customarily match the color of the house’s siding, or complement it
    • Plans for the base of the shed
      • Sheds should have ground leveling or landscaping to prevent a space gap between the base of the shed and the ground
      • Gaps in space between the base and the ground are visually unappealing and invite rodent infestation
    • Residents in Sections 4 through 13 should send the HOA e-mail address an e-mail detailing their plans for the contemplated shed; in the e-mail, residents should provide the same information that they’ve provided for their shed application to the city, plus details to address the above three items in specific.
    • For all 13 Sections, Item 7 of the covenants prohibit a person or animal from being allowed to live with a shed on your property within Hunters Ridge.

  • Who maintains sidewalks? Homeowners are responsible for their property’s sidewalks. Read more here
